From leaks to blocked gutters, a scheduled commercial roof inspection can save your business thousands in unplanned roofing repairs.

At Balmore Specialist Contracts, our commercial roofing team can provide both scheduled and one off site inspections for commercial roofing premises. From flat roofs to single-ply systems, our four decades in the roofing industry means that we can spot developing issues before they become big problems.

We can carry out a drone roof survey to spot and issue that may be unsighted thanks to thermal imaging cameras and our rope access team means that for much of the commercial roofing work we do, there is no need for expensive scaffolding.

But what exactly is involved in a commercial roofing inspection?

A commercial roofer such as ourselves will begin a roofing inspection from inside the building, looking for any obvious signs of water penetration that require specific investigations. While the location of brown water stains in a roof do not necessarily reveal the origin of a water leak, it is a good place to start.

When we conduct a visual inspection of a commercial roof, we will look for any of the following tell tales signs of trouble:

We will cover the entire roof where possible and safe to do so starting at the roofs perimeter and working towards the middle. This is the most efficient method of commercial roofing inspection as the perimiter edges of a roof are traditionally the ones with the higher chances of damage and weak points.

Is there anything else a commercial roofing survey will do?

Depending on what you want to achieve from your commercial roofing survey, we may also investigate the level of saturation and moisture within the roofing materials. Depending on your records of the roof, we may have to investigate further into how many layers there are on the roof, what material is the substrate composed of and how old is the roof itself.

Once we have concluded our roofing survey, we will create a detailed report to highlight any areas of concern on your commercial premises roof. This survey will highlight whether a specific location on the roof needs to be repaired, restored, replaced or simply well maintained.

While a roofing survey will normally take between 30 minutes and 1 hour, the benefits of a commercial roofing survey far out way this simple process. Roofing a commercial property and a residential property are not the same. They both have unique design, maintenance and material requirements. As one of the leading roofers in the Central Belt of Scotland, we have both a residential and commercial roofing division to ensure that you get the very best in quality and service in the work that we provide.

What does that mean?

It means we can offer our customers real cost savings and time savings when it comes to identifying potential issues with commercial roofs and, most importantly – fixing them.

While there are roofing firms that have been operating longer than us, few have invested in themselves as much as we have. We constantly reinvest in our team and our equipment so that we can offer our customers the best roofing service. From cleaning equipment to inspection and access equipment, our investments are done so that we can offer our customers more. By identifying leaks and roof damage early, we can save our customers on repair costs. By having the latest in equipment, we can perform a superior repair and cleaning job. And by having a full time specialised roofing team, when we work to a higher standard than our competitors.
